Head of Sales
Sentinel Dubai
Role:Head of Sales
Serviced & Managed Offices | Dubai
About Sentinel
Founded in 2007, Sentinel provides premium serviced and managed offices in Dubai, alongside business setup services. Its portfolio includes serviced offices at the H Dubai Office Tower on Sheikh Zayed Road, along with serviced and managed offices at the Convention Tower, Dubai World Trade Centre District.
Sentinel serves entrepreneurs, SMEs and multinational companies with flexible, fully supported workspace. This role offers the opportunity to build a stronger sales function across the portfolio and convert growing demand into profitable, long-term client relationships.
The role
Lead Sentinel's sales function and own revenue and occupancy growth across its serviced and managed office portfolio. This is a hands-on role: the successful candidate will personally generate opportunities, conduct viewings, negotiate and close business while building a disciplined, scalable sales process.
The role combines direct corporate and SME acquisition with the development and management of an active commercial broker channel. It also requires managing multiple lead-generation channels, including law firms, consultants, accounting firms, direct enquiries, the website, and other referral sources. It requires a commercially minded closer who can build relationships, manage a measurable pipeline and work closely with marketing and operations.
Key responsibilities
Deliver profitable growth. Own monthly, quarterly and annual revenue and occupancy targets by location, balancing occupancy with achieved rates, deal quality and profitability.
Personally win business. Manage the full sales cycle from prospecting and qualification through client meetings, viewings, proposals, negotiation and closing.
Build direct corporate demand. Identify and pursue corporate occupiers, SMEs and enterprise requirements for serviced offices, managed offices and relevant ancillary services.
Develop a productive broker channel. Build relationships with commercial office brokers, tenant representatives, consultants and referral partners. Track active producers, deal flow and conversion, and broaden the sources of broker-generated business.
Run a disciplined pipeline. Maintain accurate CRM records, clear next steps and timely follow-up. Produce reliable forecasts and review activity, conversion and revenue performance regularly.
Shape the commercial offer. Recommend pricing, commercial terms and deal structures that support occupancy, revenue and profitability, working within agreed approval parameters.
Improve lead conversion. Work with marketing to improve lead quality, response times, tours and conversion across direct and digital channels. Use channel performance to guide activity.
Support retention and expansion. Work with operations on smooth onboarding, renewals and opportunities to expand existing client relationships.
Build the sales function. Establish repeatable prospecting, proposal, follow-up and reporting practices. Identify the capabilities and resources needed as the portfolio grows.
Stay close to the market. Monitor competing workspace offers, office demand and pricing, and use those insights to refine positioning and sales priorities.
Experience and capabilities
Proven UAE sales experience, with a demonstrable record in corporate office leasing, flexible workspace, serviced or managed offices, or closely comparable B2B workspace solutions.
Evidence of personally originating and closing business, meeting revenue targets and managing a pipeline through a consultative sales cycle.
Experience developing direct corporate relationships and productive commercial broker or referral channels. An established UAE office-market network is a strong advantage.
Ability to build sales processes and influence colleagues while remaining actively involved in prospecting, tours, proposals and closing.
Strong negotiation, presentation and written communication skills, with sound judgement on pricing, commercial terms and profitability.
Confident use of CRM systems and sales reporting. HubSpot experience is an advantage; disciplined CRM use is essential.
How success will be measured
Performance will be assessed against agreed targets for revenue and occupancy by location, achieved rates and deal profitability, qualified pipeline and forecast accuracy, lead-to-viewing and viewing-to-close conversion, productive broker relationships, and client renewals and expansion.
Candidates should be ready to discuss relevant deals they personally closed, results against targets, the channels they developed and examples of improving a sales process.
